Existing Building Survey
The Monroe Lake renovation centers on an existing residence originally built in the 1990s that had become insufficient for the homeowner’s growing need for a larger, modern kitchen. In fall 2024 we were retained to perform a comprehensive survey of the entire house — documenting all structural elements, openings, finishes, and building systems — and to produce a complete set of construction drawings for the demolition work and the planned addition.
Rather than limiting our fieldwork to only the areas immediately targeted for change, we take a full-building approach: we verify dimensions, structural conditions, and interfaces throughout the home so the drawings reflect the true as-built conditions. This exhaustive measurement process allows us to identify potential conflicts or concealed conditions early (for example framing defects, mismatched floor elevations, or mechanical routing issues) and incorporate solutions into the construction documents. The result is a coordinated set of permit-ready drawings and specifications that minimize costly surprises during demolition and construction, reduce change orders, and keep the project on schedule and on budget.
New Construction
B‑Town Renovations removed an existing primary load‑bearing wall and installed a engineered steel beam sized and detailed to safely carry and redistribute the loads previously supported by the wall. This required temporary shoring, precise coordination with structural engineers, and careful sequencing so that the structure remained stable throughout demolition and beam installation.
As part of the Monroe Lake renovation, the laundry room was relocated to a more functional and accessible location, improving circulation and utility connections. During construction the crew also identified and remediated a number of pre‑existing conditions — integrating corrective work into the project to ensure long‑term performance and code compliance.
White Pine Local provided comprehensive interior design drawings that guided fixture selection, material finishes, lighting layouts, and furniture placement. Those documents allowed the owners to visualize the new spaces, make informed selections, and streamline procurement and installation.
